The cottage is situated in Lakeview Rise, a small group of cottages set in three and a half acres of peaceful Devon countryside that slope down to a picturesque fishing lake. This is a beautiful part of Devon and the grounds offer panoramic views across unspoilt woodland and farmland towards Dartmoor and border a section of the famous Tarka Trail. With a superb shared indoor heated swimming pool and sauna, the tranquillity of the location, its proximity to Bude and the fabulous beaches and cliffs of the Heritage coastline in this part of Devon and Cornwall you can understand why this is an ideal holiday destination at any time of year.

Facilities:
-Landscaped lawns extend without enclosure amongst the other cottages and slope down to the well-stocked fishing lake. (Bring own fishing equipment). 
-The heated swimming pool (open all year) is approx 30ft x15ft, with steps down to a shallow end, extending to a deep end.
-His and Hers changing rooms, both with shower and WC.
-The Sauna is alongside the pool, so if you get too hot, plunge into the pool to cool off! (Note: Currently the sauna is out of action - please check with Toad Hall Cottages as to availability.)
-Large open mown field alongside the lake with tables and chairs, built-in barbecue, large children's play area with swings and climbing frame.
-The Tarka Trail runs beside the lake and it is a ten minute walk to the local pub.
-Laundry room on site with two coin operated washing machines and tumble dryer.

Tucked away in a quiet sunny corner, this cosy retreat provides all the comforts of home in a neat, well presented package. The owners have been at pains to provide all the necessities required for a relaxing holiday and the cottage has a sunny, private decked area on which to enjoy a relaxing drink or some alfresco dining. The local village with its pubs and shop is a 10 minute walk away along the Tarka trail and the beautiful Dartmoor National Park is only 20 minutes drive away.

Accommodation:
Double glazed front patio door into open plan living room with laminate flooring. Comfortable leather sofa, leather chair, small dining table and 2 chairs, TV/DVD  with Freeview. The kitchen area has beech units and is very well equipped with ceramic hob, electric built-in oven, dishwasher, fridge with ice box and microwave. Charming separate bedroom with 4ft 6in double bed. Newly refurbished  bathroom with ? length bath, stand up shower and shower screen, hand basin and WC. 

Outside: The cottage has an area of decking immediately outside with table and 2 chairs, a lovely spot to enjoy some solitude with a good book.

Included: Duvets, pillows, bed linen, towels (please bring own swimming towels) and summer electricity.
Electric convector heating end September to Spring Bank Holiday £10 per week.
Pets: One small dog only please. Pet charge £25 per pet per week.
